We listed this home at $624,900. The last comparable sale of this model was $585,000, back in 2022, and the market had only actually appreciated 2% since that point. The numbers say that we "should" have listed at $599,900, but we took into account the lack of entry-level inventory in 4S Ranch, and how desireable the area has become over the past few years.
We spent about a week getting the home ready for the market. Coordinated a few minor repairs, brought in our professional photographer for photos & and interactive 3D Tour (see below). Once we got the media back, we put together our print pieces and designed our social ads. We actually debuted a new ad campaign on this listing, which included a targeted Instagram Story specific ad, which prompted the users to "DM us the word LAUREL" for more information. That ad campaign alone got us 13 contacts, 3 of which came and toured the home.
We listed on a Wednesday, and held all of our showings for until our Open House weekend that Saturday and Sunday. Collectively, around 25 people came through across both days, resulting in 3 offers. We were able to negotiate favorable price & terns for our seller, and just closed last week at $671,100.

2Bd versus 1Bd + Office - We've run into this before. We input this home in our MLS as a 1 bedroom + Den (Optional 2nd bedroom), but Zillow and Redfin actually pick that up as a 2 bedroom. So, we ended up getting a few inquiries about it who were turned off when we explained that it was, in actuality, only a 1 true bedroom.
Pullthrough Tandem Garage - This is such a cool feature, props to the developer. This unit had a 2 car garage, but with garage doors at the front AND the back of the garage.
